Is an AI-generated listing video MLS compliant?
By Brian Jones, co-founder, engineering and Talyn Jones, co-founder, product, Frameworthy.
Most MLS boards do not ban AI-made video; they ban misrepresentation. A tour that shows the property as photographed, adds no rooms, windows or doorways, and discloses that motion was generated from the photos stays inside the rules most boards publish. Rules vary by board, so check yours.
What is the line boards actually draw?
The rules that exist are about the property being shown truthfully. Virtual staging must be disclosed. Removing a power line or a neighbor's house is misrepresentation. A video that shows a hallway the house does not have is misrepresentation whether a person or a model produced it.
That is why the useful question is not 'was AI involved' but 'is anything in this video not in the house'. A generated clip that invents architecture fails that test; a clip that only moves the camera through what the photo shows passes it.
How does Frameworthy stay inside it?
Every clip is checked against its source photo before delivery. Anything that adds a doorway, a window, a room or a false reflection is thrown out and re-rendered; where a photo cannot move without inventing something, a slow pan across the real still ships instead. The tour page states that the motion is AI-generated from your photographs, which covers the disclosure most boards ask for.
We tidy, we never fix: movable clutter can go, but walls, fixtures, flooring, wear and damage stay. A buyer who drives out sees the house in the video.
What should you still check with your board?
Whether your board requires a disclosure caption on the video itself as well as on the tour page, whether it treats decluttering as virtual staging, and whether branded video is allowed in the MLS media slots or only on the public listing. Those three vary the most between boards.
Questions
Do I have to tell buyers the video is AI-generated?
Disclose it. The tour page already says the motion was generated from the listing photographs, and you can repeat that line in the listing remarks or as a caption on social.
Is decluttering the same as virtual staging?
Boards differ. Removing laundry from a counter is generally treated differently from adding furniture to an empty room, but some boards want any digital change disclosed. When in doubt, disclose.
What if my board asks how the video was made?
Point them at the tour page. It states the source photos, that the motion was generated from them, and that every clip was checked against its photo.
