Matterport or a listing video from photos: which does the listing need?
By Brian Jones, co-founder, engineering and Talyn Jones, co-founder, product, Frameworthy.
A Matterport tour is a scanned 3D model a buyer clicks through at their own pace; someone scans the home and the model is hosted. A listing video from photos is a guided walk in your room order, made from the MLS photos with no visit, and it plays on social. Some want both; every listing can have the video.
What does Matterport give a buyer that video cannot?
Control. The buyer stands in a room and turns, walks back to the entry, reads a measurement off a wall. For a relocation buyer deciding whether to fly in, or a luxury listing where the floor plan is the story, that is worth the scan appointment and the hosting fee.
The cost is logistics. Someone has to walk the home with a scanning camera or the phone app, whether that is a paid technician or the agent, the capture takes a while, the model is hosted on a subscription platform, and the tour exists as a link, which nobody shares on Instagram.
What does a listing video from photos give that Matterport cannot?
A story in order, and a file that travels. The walkthrough plays on the listing, in a text to the seller, in a Reel and in an email. It is made from the photographer's stills, so there is no second appointment and it is back the same day the photos go live.
It also has a flat price, which is what puts video on the listing that never gets a scan. A Matterport is a scan plus hosting, often a subscription; the photos-to-video walkthrough is one price per listing in every market.
When does a listing want both?
When the buyer pool is remote or the price justifies a scan, add the 3D tour. The video still goes on every listing, because it is the format buyers watch and share. The two are not competing for one media slot; the MLS has room for a video and a tour link.
Can the video be made from the Matterport scan?
Use the photographer's stills instead. Frames exported from a scan are lower resolution and shot from tripod height in the middle of the room, which gives a clip nowhere to move. A doorway shot from the photographer gives the camera a path.
Questions
Is a photos-to-video walkthrough a 3D tour?
No. It is a guided video with the rooms in the order you choose. A buyer watches it; they do not steer it.
Which one is MLS compliant?
Both, when they show the property as it is. The walkthrough adds no rooms, windows or doorways; disclose that the motion was generated from the photographs where you post it.
Which one should go on social?
The video, in its 9:16 cut. A 3D tour is a link, and links do not play in a feed.
